Investing in Coastal Calabria: tourism data and opportunities in luxury real estate

While Italy’s most established property markets are increasingly expensive and competitive, coastal Calabria offers a different equation: rising international tourism, comparatively accessible property values, favourable tax conditions, and an integrated investment model designed for overseas buyers.
For many years, international buyers looking at Italian real estate followed a familiar path: Tuscany, the Amalfi Coast, Lake Como. These are exceptional destinations, but they are also mature, highly priced and intensely competitive markets.
Today, more selective investors are beginning to look beyond the obvious choices. Among Italy’s emerging regions, Calabria is attracting growing attention. International tourism is increasing, property values remain well below those of Italy’s prime markets, the region is gaining visibility abroad, and Italy’s tax framework can be attractive for new residents and foreign investors.
This article explains why coastal Calabria deserves attention from buyers and investors looking at high-end real estate in Italy, focusing on three practical factors: tourism demand, property values and international buyer interest.
+10.1% Overnight stays Q1 2025 | +45.8% International arrivals Q1 2025 | +50.1% Foreign overnight stays Q1 2025 | +27.8% Foreign visitors summer 2025 |
The tourism data investors should pay attention to
Recent figures suggest that Calabria is no longer simply an overlooked destination. It is a region whose tourism profile is being revalued.
According to the Instant Tourism report published by the Tourism Department of the Calabria Region, the region recorded a 10.1% increase in overnight stays in the first four months of 2025 — its strongest result in five years for the period analysed.
The most important signal is the international component. During the same period, Calabria recorded a 45.8% increase in international arrivals and a 50.1% increase in foreign overnight stays, while the Italian national average showed a decline in both arrivals and overnight stays.
+10.1% | Overnight stays Q1 2025 — best five-year result |
+45.8% | International arrivals Q1 2025 — vs -7.2% national average |
+50.1% | Foreign overnight stays Q1 2025 — internationalisation rate reaches 16.9% |
+30.7% | Extra-accommodation arrivals: agriturismi, B&Bs, boutique estates |
All figures are drawn from the Calabria Regional Tourism Observatory (Instant Tourism, June 2025) and independently confirmed by the Calabria Straordinaria tourism observatory. Summer 2025 figures (June–September) are sourced from Italy's Ministry of Interior Alloggiati Web platform, as reported by Reggio Today / Agenzia Dire (October 2025).
These figures should not be read as a promise of investment returns. That would be too simplistic. What they do show, however, is a meaningful shift: international demand is growing in a region where property prices have not yet fully reflected this new level of attention.
Seasonality is another important factor. Eurostat identifies Calabria as one of the European coastal regions with a high concentration of overnight stays during the summer months, especially between July and August.
For buyers, this is not only about financial return. A property in Calabria can also be a lifestyle decision: a place to spend part of the year, work remotely, host family and friends, and enjoy the Mediterranean version of the Dolce Vita that many international buyers associate with Italy.
At the same time, strong seasonality points to a clear opportunity. There is still room to develop services, hospitality formats and longer-stay products that can extend demand beyond the peak summer months into spring, autumn and shoulder-season travel.
Calabria is not simply benefiting from a temporary tourism spike. It is going through a revaluation phase, where international perception, tourism demand and investor attention are beginning to align. |
The real estate case: pre-saturation pricing in a growing market
In Italy’s established property markets, entry prices are high and margins for new buyers are often compressed. Tuscany records regional average values above €2,500 per square metre, while prime locations on the Amalfi Coast can reach much higher levels.
Calabria follows a different pattern. In several coastal and rural areas, entry prices can still be found below €1,000 per square metre. This does not mean that every asset is attractive. Location, planning quality, access, management and tourism potential remain essential.
The point is more specific: Calabria is still at a stage where several demand fundamentals are improving before prices have fully adjusted. That is the logic behind a pre-saturation opportunity.
€7,479/m² | Amalfi Coast prime locations — current average |
€2,529/m² | Tuscany — regional average |
< €1,000/m² | Calabria coastal areas — entry price range (significant upside) |
+3,600 | Projected net HNWI inflows to Italy in 2025 (Source: Henley & Partners / New World Wealth) |
Source: Henley Private Wealth Migration Report 2025 (Henley & Partners / New World Wealth, June 2025). Note: the Italy inflow figure (+3,600 HNWIs) is a national projection and should be read as indicative of broader directional trend. Henley & Partners is a leading global investment migration advisory firm; figures are projections, not official government statistics.
The wider macro context also supports the case. According to the Henley Private Wealth Migration Report 2025, Italy is expected to be one of the leading global destinations for net inflows of high-net-worth individuals, with a projected +3,600 HNWI in 2025.
This figure should be interpreted carefully. It is a private-sector projection, not an official government statistic. Still, it is a useful directional indicator. International wealth mobility is increasing, and Italy remains highly attractive thanks to its lifestyle, tax framework, cultural appeal and real estate market.
International private capital continues to move toward Italy. The strategic question is not whether Italy is attractive, but which Italian regions still offer room for revaluation. |
Beyond a single property: the coastal cluster investment model
The central idea behind the Coastal Cluster is simple: the investment is not treated as the isolated purchase of a single villa or property.
With IT Overseas Property, the buyer enters a broader system: a collection of assets, services and complementary facilities that operate together along the coast. This means the property is not left to stand alone in the market. It benefits from an organised, managed and positioned ecosystem designed to attract both tourism and residential demand.
This approach offers three main advantages:
Cross-demand between different property types and guest segments.
Centralised professional management, with more consistent operating standards.
Internal diversification, so the investor is not dependent only on the performance of a single isolated unit.
For buyers looking for a fully managed luxury property in Italy, this is a decisive point. In international luxury real estate, the value of the asset depends not only on the beauty of the property itself, but also on the quality of the operating infrastructure around it.
The Calabria Collection: a 100 km investment ecosystem on the Ionian Coast
The Calabria Collection by IT Overseas Property extends across approximately 100 kilometres of Calabria’s Ionian coastline.
The area was selected for a combination of characteristics that are increasingly difficult to find in Europe’s more mature luxury markets: natural landscape, cultural authenticity, low building density, a favourable climate and significant development potential.
The collection currently includes several integrated properties, more than 2,000,000 square metres of developable land, and over 300 keys available for acquisition.
The asset types serve different demand segments:
coastal properties and independent villas;
boutique hospitality assets;
family-oriented resorts;
rural estates and agriturismi with strong experiential potential.
This diversification allows the cluster to address multiple types of demand: beach holidays, experiential travel, family stays, long stays, retreats and high-end hospitality.
Legal protection, and the tax advantage
For many international buyers, the main concern is not only finding the right property. It is buying safely, correctly and with full visibility on the process.
A cross-border real estate investment in Italy requires careful technical, legal, fiscal and administrative checks.
IT Overseas Property supports the investor throughout this process: from preliminary due diligence to contracts, coordination with local professionals, tax matters and documentation. This support reduces complexity and allows the investor to assess the opportunity with greater clarity.
Italy’s tax framework may further strengthen the appeal. The regime for new residents provides a flat annual tax on foreign-source income, while the special regime for foreign pensioners in certain southern Italian municipalities may make parts of Calabria especially competitive for those considering relocation, a second home or tax residence.
Of course, every tax assessment requires personalised advice. The rules depend on the investor’s personal situation, country of residence, asset structure and long-term objectives.
Tax advantages can be an important accelerator, but they should never be the only reason to invest. Asset quality, management and tourism demand remain central. |
A market window that is still open
Coastal Calabria currently offers an uncommon combination: growing international tourism demand, property prices that remain accessible compared with Italy’s more mature markets, potentially favourable tax conditions, improving connectivity and assets that can be integrated into a professional management model.
For investors seeking exposure to Italian real estate without entering already saturated markets, the Calabria Collection offers a clear proposition: not a standalone property, but a real estate and hospitality ecosystem designed to build long-term value.
The window is open, but it will not remain open indefinitely. In real estate, the most interesting opportunities often appear before a market revaluation becomes obvious to everyone.
